South Brent Community Land Trust is a community driven initiative to empower local people to help build and purchase their own environmentally friendly and affordable homes within the village envelope. Our aim is to enable families and individuals with low to moderate incomes and strong local connections, to continue to live and work within South Brent, thus strengthening the local community and protecting the long term economic health of the village.
Our Project Approved
South Brent Community Land Trust was formed in 2014, over the last 6 years SBCLT have worked closely with Dartmoor National Park Authority (DNPA) and South Hams District Council (SDHC) to find the most appropriate, sensitive and environmentally friendly solution to the affordable housing problem in our community.
It has been a long process and original strategies have been modified along the way. The public consultations raised many issues concerning topography, traffic issues, impact on the community and the environment and local amenity. All of which have been considered and addressed during the consultation process and the final proposal is the result of that careful consideration.
The project is custom designed and built by our contractors with a self-finish element, giving the residents an opportunity to earn some “sweat-equity” and helping reduce the costs as much as possible.
Working in partnership with SHDC to develop the scheme, our planning application was submitted to Dartmoor National Park Authority in Spring 2019, after rigorous consultation and amendment, in November 2019 the application was passed unanimously as an “exemplary development”.
A community finding a solution for community needs.
This development will give homes to 12 households within South Brent who are in housing need, households already established in, and strongly connected to the community.
Part of our planning application was the provision of a community building to provide resources for the residents and broader parish community. This building, The Green Barn, will provide shared storage space for the residents, rental space for small businesses in the Parish and a function room to for cater meetings, recreational and educational activities.
We will be breaking ground in the first half of 2020 for 17 dwellings, 12 genuinely affordable and 5 Open Market homes built around a common green space.
